Florida Realtors® Chief Economist Dr. Brad O’Connor said lower rates were the catalyst, and he expects this momentum to carry into the fall as affordability improves.

Median sales prices softened slightly, creating more opportunities for buyers:
- Single-family homes: $410,000 statewide median, down 0.4% YoY.
- Condos & townhouses: $290,000 statewide median, down 6.5% YoY.
This mild pullback, combined with stronger contract activity, signals a more balanced and sustainable market.
Inventory Levels Steadying
- Single-family homes: 5.3 months of supply — a healthy balance between buyers and sellers.
- Condos/townhouses: 9.3 months of supply — giving buyers plenty of choices.
Stabilizing inventory suggests the market is settling into a more sustainable rhythm after years of sharp swings.
